“Free FSBO classified listing”, you have seen it everywhere on the internet. why haven’t you taken advantage of them?
This is a right legend regarding me. Back then the market was fantastic, some of you may remember how hot it was! You could make a huge profit if you bought a house and put some money in it. It was just too easy! This is how I came to find out about a FSBO listing to become yet another “for sale by owner.”
Then I was residing in Vero Beach, FL., I had just bought my third house for $44,400.00. It was a very pretty house with 1800 square feet including two bedrooms, two bathrooms, a living room. I purchased my house at HUD. Because the house was in the Clinton area, I was able to pay cash for it. Everything was going my way at that time. I had bought the house, for a rental property. Well anyway a few years had passed, I started renting the place for $500.00 a month and then went up as high as $1000.00. Good come back on my cash allowing for I had bought the home in near the beginning 1997. 2003 was the year I received a realtor’s proposal, for the sale of my house. They said it was worth 180,000.That is right I did say 180K USD. I just owned the house for 6 years.
No one even came to take a look at the house even after a few weeks of being on the market. So, I spoke to the Realtor and asked her, “how are you marketing my house” and she answered that she listed the house in the MLS with a sign in the front yard. I began thinking, you place a sign in your front yard?
The home was in the Mls Listings? Wait a minute I am paying you 6% or $10,800.MLS listing, a stupid sign in my yard, and it will be 00 plus fees!
I had to wait a while for that house to sell so I got started with another project. I located another amazing deal. I bought a distressed home that was going to auction, I actually contacted the owner before it went to auction and bought the home for $70,000.00. By the way my other house still had a sign in the front yard “House for sale by Realtor”. So I thought about it, what about a FSBO Listing. I’m a pretty sharp guy.
Needless to say I went down to Lowes and bought some signs “For Sale By Owner”. I was, excited, I had just started my own FSBO Listing. I placed a couple of Free Classified FSBO Listing Ads on the internet. Again I used a “FREE CLASSIFIED FSBO LISTING!” Now let’s go over this again, I bought the house for $70,000.00, remolded the house for $50,000.00 and it took six weeks from start to finish. I had a total investment of $120,000.00 in this house.
Now the amazing part! I listed the house for $240,000.00 with a Classified FSBO Listing(free!). On the third day, yes I said the 3rd day, I got a call from a Lady driving up from West Palm Beach, from my Free Classified FSBO Listing. She had found my ad on the internet. I figured she was a just “Looky Lou”, but no! She was a buyer! She offered me $234,000.00, and you know what? I took it! Really, I just made a $114,000.00 with a Free FSBO Listing!
Needless to say, I took my other house off the market. And yes I did sell it also with a Free Classified FSBO Listing Ad! I have never gone back to using a Realtor.
Keep an eye out for my next story. I will tell you how I sold that one. I had to be a little more creative and it took me three weeks not three days to sell this one. But really if your thinking about a FSBO Listing, give it a try, give yourself more credit, for what your capable of doing, you may surprise yourself. I did!
