Multiple Real Estate Agents in Pennsylvania Illegal?
I heard from somebody that if you deal with more then one Real Estate Agent in PA when your looking for a house, that it is for some reason illegal. Does anyone know if this is true, and if it is, then why?
I am an expert in this area. This exclusivity is in all states.
It is because of the law of FIDUCIARY. YOU can “talk” to
many agents but you can only hire one at a time!
[sellers, on the other hand--
may list the house [or other RE for sale] in an OPEN Listing.
That means that any licensee can sell the home and so can you.
99% of all agents will not work with you if you do.
then there is exclusive agency–where if the home owner sells
it himself, he owes nothing but only his listing agent can
sell it–or control its sale.
and there is the main listing, exclusive right to sell
where the owner must pay regardless who sells it.]

IF you HIRE a real estate agent using a valuable-
-TO- YOU buyer’s agency agreement, only that agent
may rep you during the period of the agreement.
IF you are out looking on your own and you talk to a license
[for example, at an open home] it is essential, for example, that you volunteer that you have an agent under contract to represent you.
if you choose NOT to “hire” any agent –legal but not smart]
then you can talk to as many agents as you like.
keep in mind; agents are not salaried. They don’t want to be
rude OR TO waste time!
